Land Search In Kenya and How Long It Should Take

Whenever you buy land in Kenya,land search is part of the process. Land search enables you to know the registered owner of the property, the actual size of the land, any encumbrances against the land eg loan taken against it, court orders restricting sale of the land etc

Performing a search of land is done mainly at the Ministry of Lands (Ardhi House) or District Land office. Recently, Lands Cabinet Secretary Charity Ngilu led an audit that resulted in the recovery of 1.3 million missing files. Initially the average time to perform land search was around 19 days and now it has been reduced to almost one day.

Provision of search, consent and valuation forms are now found online hence reducing the many trips land dealers have to take. if the land records are fully digitized, land registration, service payments and document searches will be easily done online. This will greatly reduce land transaction periods and help conduct business faster.
